DFW Industrial Market Hot

SVN / Trinity Advisors has recently closed several industrial transactions, with more to follow before the end of the year.  From the looks of things, the market for this sector does not appear to be slowing any time soon.

Senior Advisor James Blake recently sold the warehouse at 2405 Ludelle Street in Fort Worth to XS Sights System, who will occupy the 10,500 sf building. Built in 1986, the industrial building is centrally located in Fort Worth, just off of I-30 and Beach Street. Blake represented the seller, Powerspoint Investments LLC, in the transaction. Tyler Trahant with The Trahant Company represented the buyer.

“Current market drivers have made the industrial sector a hot commodity in DFW right now,” Blake said. “There has been a growing demand for industrial space, and we’re seeing this evident in the deals that we’ve been doing.”

SVN Advisor Carl Brown recently leased out three spaces in the Beach Conner Industrial Park, located 10 minutes from Downtown Fort Worth on Beach Street. The first space was 3,600 sf to Surgidental for a two-year term. The second space was 7,200 sf and was leased to Delta Structural Tech for a one-year term, and the third space was 3,600 sf and was leased to Munoz Furnishings for a one-year term.

Brown also leased out 3,000 sf of industrial space to HD Foundation for a three year term located in a warehouse on 801 Secretary Drive in Arlington, TX.

Brown, who is the leasing advisor and property manager for both the Beach Conner Industrial Park property and the Secretary Drive property said he’s noticed an uptick in industrial deals over the past year.

“With DFW’s strong population growth, healthy demand for industrial space, low vacancy rates and amount of available land, it’s not surprising that things are hot in the industrial real estate market right now.”

In addition, SVN advisor Clint Montgomery leased out 1,120 sf of space in an industrial complex in Carrollton that he manages, located at 2910 Belmeade Drive to House of Cars, Inc. for a three year and one month term.

Montgomery, who has been in the business for approximately 30 years, believes the outlook for the industrial market in DFW is quite favorable.

“With vacancy rates low, rental rates increasing and the DFW economy strong, the industrial real estate market in DFW is healthy, and the signs point to a positive outlook,” Montgomery said.
